FAAC Welding & Fabrication: The Los Angeles Owner’s Guide
We stock and install FAAC-compatible welded assemblies and fabricated brackets across Los Angeles, with most welding and fabrication repairs running between $180 and $650 installed depending on the part and the access. Same-day service is available for most weld repairs, because a broken FAAC gate bracket isn’t something you can schedule around. The way owners usually find us is this: the gate starts dragging on one corner, or one leaf sags just enough to catch the driveway, or the FAAC operator whines and trips its thermal overload because the mechanism is fighting a twisted frame.
We’re an independent gate repair shop, not affiliated with FAAC. But we’ve been welding FAAC-equipped gates since before half the operators on the market moved to DC motors, and we carry the common mounting plates, hinge brackets, and gate leaf reinforcements on our trucks. Cody Beckman grew up in Palms, three blocks from the Expo Line tracks, and the first gate he ever welded was his own family’s back fence. That gate sagged for years because nobody reinforced the hinge stile. We know where FAAC gates fail, and we know how to fix them so they don’t fail the same way twice.
Which FAAC Models This Applies To
FAAC’s residential and light-commercial lineup follows a few series families, and the welding and fabrication needs differ by which family you own. The 400 series (like the 412 and 422 operators, often paired with swing gates) uses a welded steel mounting post plate that’s typically 3/16-inch thick, and we’ve matched replacements for the S450H and S418 models across Los Angeles driveways from West Adams up to Encino. The 770 and 844 series, which show up a lot on multi-family properties and larger estate gates, run heavier gate panels, and those panels almost always need reinforcement when the original builder undersized the frame.
The compatibility gotcha with FAAC is the articulation geometry: FAAC swing operators are designed for specific mounting-hole spacing, and if someone welds a universal bracket on and the pivot point drifts even half an inch, the operator’s crank arm binds and burns out. We measure the center-to-center hole spacing on the existing mount before we touch anything. For leaf fabrication, the key number is the gate’s cantilever weight: a steel gate over about 700 pounds should have a diagonal brace welded into the frame, and we see a lot of Los Angeles properties where that brace was skipped. If you’re deciding between an OEM FAAC bracket and a quality aftermarket one, we’ll tell you honestly: for the operator-to-post connection, we stick with OEM or a machined equivalent that matches the hole pattern exactly. For gate leaf steelwork, we use 11-gauge or 1/8-inch tube and schedule 40 pipe to match or exceed the original frame dimensions, and that’s almost always better than the factory gate the builder hung.
Signs Your FAAC Welding & Fabrication Is Failing
- One gate leaf drops when it opens past halfway. The hinge-side weld or the hinge barrel itself is fatiguing. LA’s dry heat does less to steel than coastal salt air, but thermal cycling still expands and contracts every weld joint, and on gates that face the afternoon sun on the hinge side, the top hinge weld almost always goes first.
- The FAAC operator trips or grinds but the gate barely moves. The operator is fighting a frame that’s out of square. When a corner weld breaks or a stile twists, the operator’s current draw spikes. We see this most on older FAAC 770 installs in Valley Village and Studio City where the gate was fabricated light.
- You hear a sharp snap near the post, then the gate hangs loose. That’s a broken mounting bracket or a snapped weld at the post plate. The tell is a fresh, bright metal surface at the break. This isn’t a DIY re-weld; the existing metal needs to be ground back and the load path re-established, or it’ll just snap again.
- The gate leaf wobbles side to side while moving. Your cross-brace or diagonal member has separated from the frame. In Los Angeles, many builders weld the brace on the inside face only, and years of wind off the canyons eventually pops that single weld. We reinforce both faces.
- Rust blooming at the bottom rail, especially near the hinge post. Water pools at the kickboard and capillary action draws it up into the tube. We’ve repaired gates in Pacific Palisades where the bottom rail looked fine from five feet away and was paper-thin inside. The fix is cutting out the rotted section and splicing in fresh stock, then treating and coating the inside.
Replacement Cost & What’s Included
What you’ll pay in Los Angeles depends on which FAAC part failed and how much fabrication the fix requires. Here’s the honest range we quote:
- Mounting bracket or post plate re-weld (common 400-series fix): $180 to $320 installed, including grinding, welding, and anti-corrosion coating
- Gate leaf reinforcement (adding a diagonal brace or replacing a rotted bottom rail): $280 to $520 installed, depending on steel length and whether we need to match an existing powder coat
- Hinge barrel or hinge plate replacement with weld-in new steel: $220 to $420 installed, including re-aligning the gate to plumb
- Full-frame rebuild for a badly twisted or rusted leaf: $450 to $650 installed, which covers cutting out failed sections, new steel, and welding everything square to the operator’s travel arc
Every price is written and agreed before any welding starts. You’ll see the exact number with parts and labor separated, and nobody touches a grinder until you’ve approved it. We lay drop cloths where the sparks or slag could reach, and we sweep and vacuum the weld area before we leave. All of this falls under our 365-Day Done Right Promise: if the weld or the alignment isn’t right, we come back and make it right with no argument. The promise covers the part and the labor for a full year.
DIY or Call Us?
What you can safely do: look at the gate. Check whether the hinge-side post is plumb, whether there’s fresh rust powder under the bottom rail, and whether the gate leaf is visibly twisted. Take a photo of the FAAC model plate on the operator and a photo of the failed area. That saves us a trip and lets us bring the right steel on the first visit.
What you shouldn’t do: fire up a flux-core welder and try to glue a broken bracket back on. Welding on a gate that still has a live FAAC operator connected, or a gate under tension, is dangerous. So is welding zinc-coated steel without proper ventilation. And here’s the practical reality of Los Angeles: even if you get a decent bead down, a misaligned gate will burn out your FAAC operator within months. The operator is too expensive to gamble on a weld that’s off by three degrees. Call (626) 649-4572 and we’ll quote it over the phone, then send a technician who can handle the electrics, the steelwork, and the cleanup. The gate should open quietly and close all the way. That’s really the whole job.
FAQs
A properly executed weld repair on a FAAC gate should last 15 to 25 years in Los Angeles conditions, which is longer than most original builder welds because we grind back to clean steel and reinforce the joint rather than welding over existing rust or paint. The repair is covered by our 365-Day Done Right Promise. Call (626) 649-4572 and we’ll tell you bluntly whether your gate needs a spot fix or a frame rebuild.
Yes, in most cases we re-weld the original section rather than replacing it. We cut out the failed weld, grind the parent metal to a clean surface, fit the joint, and weld it with proper penetration. If the surrounding steel is too thin from rust, we’ll tell you before we start and show you the thickness with a gauge, then quote the splice. The price is always written before we begin.
Most single-bracket and reinforcement welds take 90 minutes to 2 hours on site, including cool-down, alignment to the operator, and cleanup. A full-frame rebuild runs 3 to 4 hours, and we usually need one extra hour if we’re matching a powder coat color with a cosmetic touch-up. We’ll give you the time estimate in writing with the price. Call (626) 649-4572 for a free estimate and a straight answer on scheduling.
Yes. Our Los Angeles trucks carry common FAAC mounting plates, heavy-gauge steel tube for braces, hinge barrels in 3/4-inch and 1-inch diameters, and weld-in post plates. We also stock operator parts for LiftMaster, Mighty Mule, and Ghost Controls when the electrical side is the problem. If your exact part isn’t on the truck, we’ll tell you the lead time and price before you commit to anything.
When your FAAC gate is sagging, twisted, or snapping at the welds, call Latch & Post Gate Repair at (626) 649-4572 for a free estimate. A live person answers around the clock, and we’ll give you a written price before any work starts.
